This renovated 3-bedroom stone house is on the edge of an elevated village, in a rural area popular with walkers, 10 minutes from shops and beaches in Kissamos, and just 40 minutes from the Venetian city of Chania. The property is completely habitable, but needs some further works. There is also the possibility of dividing it into 3 separate units for rental income.
The house stands on the edge of a steep slope, so that the fabulous mountain and rural views cannot be obscured; and it is on 3 levels, all of which enjoy the stunning views.
The top level contains a spacious well-lit bedroom, leading out to a large terrace which is accessed by external stone steps; it would be possible to add bathroom and kitchenette facilities, and make this a self-contained unit. Internal wooden stairs, lead down to the middle level, and external stone steps lead to the middle and lower levels.
The middle level has a large living room with a Cretan stone arch as a centrepiece; a spacious kitchen/diner leading outside to another large terrace; a bathroom with sink, WC, and corner bath/shower; a small walled courtyard; and a spare room where renovation started but was not completed. External stone steps lead down to the lower level.
The lower level has a large shaded terrace; a well-lit bedroom; a shower room with sink, WC and shower; and a "cave room" (because it was a cave) which is currently used for storage, but could be used as a kitchen, bedroom or study.
All floors/terraces are stone-flagged or concrete. Most of the original stone features have been retained. All ceilings apart from the spare room are timbered, many with original chestnut beam supports. There is solar-heated water.
The property can be enlarged: in particular, the spare room on the middle level could be doubled in size by adding another floor, to create a private apartment of around 45m2.
As it stands, the house would make a charming large 3-bedroomed permanent residence. There is also huge rental potential by converting it into 3 separate units, one on each level. For potential buyers who want to know what works may be needed, here is our opinion:
The wooden shutters need replacing; the wooden stairs to the top bedroom may be too steep for some, but there is space to easily replace with more manageable stairs if desired; if winter living is required, note the house does not yet have a central heating system; parking is 40 metres away; this is a typical Greek hilltop labyrinthine village; the lower terrace is a public footpath, so in spring and autumn, groups of walkers may occasionally pass through.
For a modest outlay to complete the renovation works, the property has the potential to be either a large private house or 3 separate rental units. The sale will include all contents, and the property comes at a keen price for a quick sale!
